Home Equity Line of Credit
Whether you’re planning renovations, consolidating debt, covering unexpected expenses, or funding a major purchase, a HELOC can provide a flexible financing solution with ongoing access to credit when you need it.
What Is a Home Equity Line of Credit?
A Home Equity Line of Credit (HELOC) is a revolving line of credit that allows you to borrow against your home equity.
A HELOC works similarly to a credit card, using your home as collateral, which allows you to borrow as needed. However, unlike a credit card, a HELOC carries a variable interest rate. This makes it well-suited for unpredictable or ongoing expenses, emergency funds, and easy access to funds. Note that this type of financing is similar to, but not quite the same as, a home equity loan.
How does a HELOC work?
A HELOC has two structured phases: a draw period and a repayment period. The draw period gives you access to funds over a set timeframe; the repayment period is when you pay those funds back.
The Draw Period
During the draw period, you can access funds as needed, up to your approved credit limit. You pay interest only on the amount you borrow, which keeps monthly payments lower. Draw periods typically last 5 to 10 years.
The Repayment Period
Once your draw period ends, you enter the repayment period. This may last for about 10 to 20 years depending on the length of your HELOC. During this time, you can no longer borrow additional funds and you must pay back both the principal and interest. Monthly payments are often higher during this time than during the draw period.
What Can You Use a HELOC For?
A HELOC offers convenient access to funds useful for a variety of uses. Home expenses can be daunting, and while many of them are necessary and important, it can be hard to pull the trigger. A HELOC’s easy access to funds makes it easier to pay for big expenses such as:
-
Kitchen or bathroom remodeling
-
Energy-efficient upgrades
-
New flooring
-
Outdoor improvements
-
Roof repairs
Improvements like these increase your home’s value while enhancing your living space.
Why Use Your Equity?
Home equity is one of the most valuable assets available to you as a homeowner, and it grows over time as you pay down your mortgage and make improvements to your property. A HELOC lets you put that value to work without selling your home. Because the line of credit is secured by your property, you may also qualify for lower interest rates than you would with unsecured financing.
